The city of Bellevue is the pinnacle of Seattle’s Eastside. With high-end shopping areas like the famed Bellevue Square and fine dining establishments and family-friendly neighborhoods, it’s easy to see why Bellevue real estate is among some of the most coveted in the Pacific Northwest.

When you’re buying a home in Bellevue, or anywhere else in the Seattle area, it’s easy to get excited about the prospect of moving your belongings – and your life – into a beautiful new residence. But there are a few things to consider before jumping into a sale. When you work with a professional Bellevue real estate agent, she can help you answer these questions objectively, to avoid long-term complications or an emotional purchase you might regret later.

Does the property fit your needs?

A home with too few bedrooms (or too many) can be problematic, as well as a home on a lot that’s too small for your large dog, or too large to maintain on your own. Consider how much storage space you need, what size rooms will accommodate your furniture, and whether the home has the best possible number of bathrooms for your needs. If these decisions seem overwhelming, be sure to work with your Bellevue Realtor before you begin your search to come up with a definitive list of qualities your new home absolutely must possess. Once you’ve put in your offer, it’s difficult to back away from the sale, and you won’t want to fall in love with a property that’s all wrong for your needs. Your Bellevue Realtor can help you narrow your search to find only the properties that have the potential to be a perfect match.

Can you afford it?

This may seem like an obvious question, but the truth is, many people take on more house than they can afford. In some cases, this can result in the owners making late payments, racking up credit card bills for everyday items, or even going into foreclosure.  As a general rule of thumb, your mortgage payment should not equal more than one quarter to one third of your monthly gross income. Also, if you’re forced to take on an adjustable rate mortgage or high interest rate mortgage just to qualify for the loan, you’re probably taking on too much debt. Be sure to consider any potential repairs, maintenance costs, and other expenses associated with owning your new home. Even a small repair project (like a few missing roof shingles), can turn into a big, costly project if you’re forced to neglect repairs because of money concerns.

What is the neighborhood like?

If you’re new to the Bellevue area, you’ll want to spend some time cruising its various neighborhoods to see which areas are best suited to you. If you’re interested in a specific property, visit the street and surrounding area at several different times of day, plus once as late at night as possible. As many homeowners will tell you, some neighborhoods become vastly different once the sun sets. Although all areas of Bellevue are generally considered both safe and family-friendly, if you’re concerned about traffic or noise, your Bellevue real estate agent can assist you in discovering whether there are any nightclubs, bars, or other late-night service venues in your neighborhood of interest.

Does the property need any work?

Of course, you’ll need to have your chosen property inspected by a professional home inspection agency once you submit your offer.  But in many cases, the need for renovations, repairs, or a good scrubbing is obvious to the naked eye. Ask yourself if you’re really willing to take on major repair projects – or even major redecorating projects – right after moving into your new home. Also consider how you will pay for these repairs, how repairs in progress will affect your lifestyle (and for how long), and whether they will add value to the property when completed. If you’re uncomfortable with any of the answers, it’s most likely best to keep looking.

If you’re interested in relocating to the Bellevue area, or if you’re already a Bellevue resident looking to upsize or upgrade, be sure to enlist the help of an experienced Bellevue real estate agent.  From searching out the perfect properties to closing the sale and beyond, a professional Realtor is your best resource when buying a home in Bellevue.
