Bellevue, Washington, is a rapidly growing city located across Lake Washington from Seattle. With a booming economy, attractive lakeside and downtown real estate, and the stunning natural beauty found throughout the Pacific Northwest, Bellevue real estate is arguably some of the most appealing real estate in all of Washington State.
Founded in 1869, Bellevue was first incorporated in 1953. Originally a rural community, the development of two floating lake bridges served to increase traffic to the city from Seattle, and by the 1980s, Bellevue had become one of the most affluent and desirable suburbs of Seattle. Today, Bellevue is considered not a suburb but a satellite city, with its own economy and business infrastructure. Bellevue is also considered to be the home of one of the best shopping destinations in the Seattle metro area. Fine restaurants, spas and salons, and other service businesses further add to the appeal of Bellevue real estate.
Bellevue has a population of about 120,000 people, making it the fifth largest city in Washington State. Bellevue, Washington real estate values are nearly double that of the state average, and many lakeside homes are priced well into the millions. The median household income for Bellevue residents is also significantly above the state average; indeed, Bellevue is ranked as the eighth most affluent of 522 communities in the state of Washington.
Bellevue is comprised of more than a dozen unique and appealing neighborhoods. These include Downtown, Overlake, Factoria, Crossroads, Newport Shores, Somerset, Vasa, Woodridge, Bridle Trails, Clyde Hill, Enatai, Lake Hills, Longmont, and Meydenbauer. While Downtown represents a bustling urban center with skyscrapers, restaurants, nightlife and retail establishments, the rest of Bellevue still lends itself to quiet, upscale neighborhoods with a family-oriented atmosphere. Those who are new to the Bellevue, Washington real estate market would do well to acquaint themselves with the city’s diverse neighborhoods in order to determine which presents the best fit for their particular needs.

A City on the Rise
With a number of large corporations moving their headquarters to the city, Bellevue, Washington real estate continues to draw professionals from all over the nation. A steady influx of new, high-income residents and businesses contribute to a burgeoning economy, and expert reports predict the trend to continue well into the next decade. Bellevue’s downtown skyline is one of the fastest-evolving in the nation, with new office buildings like Tower 333 and the second City Center Office Tower, as well as high-rise luxury apartments like those at the new One Lincoln Tower. Despite the slowdown of real estate development in other areas of the nation, Bellevue, Washington real estate shows no sign of slowing.
The many new projects planned in downtown Bellevue are sure to enhance the value of Bellevue real estate. For example, a new Performing Arts center and the eco-luxury Bellevue Towers condominium development are both currently in the works. When completed, the planned development called Washington Square will encompass nine city blocks and include six towers, retail and commercial space, and luxury residences. These projects and others will not only increase the amount of Bellevue, Washington real estate available for purchase, but will also draw buyers from other Seattle suburbs and across the nation.
Major real estate development is also planned for the area at the city’s northern boundary. Entitled the Bel-Red Corridor Project, this redevelopment initiative is currently in the planning and zoning stages, but once completed, will create an entirely new urban landscape out of the 900 acres that lie between State Route 520 and Bel-Red Road. Although this area is currently one of the city’s major employment sectors, it has not experienced the type of redevelopment seen in the downtown and Overlake areas of Bellevue. When this project gets underway, a shift in the Bellevue real estate market is expected. High-rise condos and luxury apartments, much like the ones currently being erected in the downtown area, will provide tempting residential Bellevue, Washington real estate opportunities to professionals who work in the Bel-Red corridor and in neighboring Redmond.

Retail space will occupy the lower levels, and the project is expected to receive a LEED Gold Certification upon its completion, setting a new standard for the construction of future Bellevue, Washington real estate.
The One Lincoln Tower is home not only to the Westin Bellevue hotel, but also to nearly 150 luxury condominiums. The tower, completed in 2005, is Bellevue’s tallest building.
