If you’re searching for a new home in the Pacific Northwest, you’ll find plenty of reasons to love Seattle. This thriving city is blessed with a stable economy, a highly educated population, a beautifully diverse natural setting, and a personality unlike any other city in the United States. Seattle is known as the coffee capital of the nation, the birthplace of grunge, the “rainy city,” and the home of the Space Needle and Starbuck’s Center.

With about 600,000 residents living in the city itself, and about 3.2 million in the greater metro area, Seattle offers all the perks of a large city without the fuss and bustle. Seattle real estate is also far more affordable than real estate found in other comparably sized metro areas, a fact that is surprising, considering the number of high-paying jobs in the greater metro area, as well as the appealing, laid-back lifestyle that prevails here. Average home values in Seattle are just under $400,000. Median household income in the city is about $49,300, which is very close to the Washington state average. Seattle is also one of the nation’s most educated cities, with nearly 50 percent of the adult population possessing at least a Bachelor’s degree.

A welcoming atmosphere is one of the most famous characteristics of Seattle. The city has one of the nation’s largest gay and lesbian populations per capita; in fact, it’s second only to San Francisco. Seattle’s ethnic diversity is also appealing, as the city is a conglomerate of cultures.  This diversity makes is perhaps most apparent in Seattle’s renowned arts, music, and culinary scenes, where influences from all over the world can be felt, heard, tasted and touched.

If you’re considering relocating to the greater Seattle area, you’ll certainly want to work with an experienced Seattle Realtor. A Seattle real estate agent can not only help you locate the properties and neighborhoods that best fit your lifestyle, tastes, and needs, but she can also assist you with every step of the real estate purchase process, through closing and beyond. The Many Faces of Seattle

Seattle, like any major city, is comprised of a number of distinct neighborhoods.  It’s unique in that nearly the entire landmass of the city was acquired through the annexation of smaller neighboring towns and unincorporated areas. These acquisitions took place throughout the early part of the 20th century, with the final annexation of the area between N 85th Street and N 145th Street occurring in 1954.

Which neighborhood will you ultimately choose while considering Seattle real estate? The answer depends on several factors, from your physical real estate needs (size of your property and lot, etc.) to your proximity preferences for local services, attractions, and employment sectors. If you’re new to the city, it’s a good idea to do some exploring, and find the neighborhood or neighborhoods that offer you the best fit. An experienced Seattle real estate agent can also make recommendations based on your specific needs, budget, and tastes.

Several neighborhoods are currently experiencing a population boom in the Rainier Valley (also known as South Seattle).  Mount Baker, Seward Park, Colombia City, Lakewood, and Beacon Hill are some of the most exciting areas in this southern region of Seattle. The neighborhood of Seward Park is located on the largest residential hill in the Seattle area, and borders the park of the same name. Here, you’ll find some of the more upscale real estate in the metro area.

Lakewood is the name used to refer to the northern section of the Seward Park area. Beacon Hill also encompasses a hill to the south of downtown, and this area is home to Amazon.com’s world headquarters. Real estate here offers unobstructed views of a good portion of the cityscape. Colombia City is home to the newly renovated music venue the Colombia Theater. The neighborhood also hosts the Colombia City Beat Walk on the first Friday of every month, where residents and visitors can gather to explore the area’s many restaurants, galleries, and pubs.

Downtown Seattle is full of the lights, sounds, and general bustle you would expect in the center of an urban metropolis. This area is an ideal choice for businesspeople working in the downtown area, as well as for those who are seeking to experience the city’s nightlife, restaurants, and arts scene up close.  Ask your expert Seattle Realtor about luxury condominiums currently on the market, or look into new properties in the construction or pre-construction phases. Downtown attractions include Pike Place Market, the Seattle Art Museum, and the Seattle Aquarium.

Pioneer Square, the area that formed the original Seattle of the 1850s, is one of the city’s most eclectic and artsy neighborhoods, full of Romanesque revival buildings, art galleries, restaurants and cafes by day, as well as some of the city’s hottest bars and clubs by night.  Your Seattle real estate agent can introduce you to lofts, condos, and other unique properties in this fascinating area.

Capitol Hill is the second-most densely populated district in Seattle, and is home to several sub-neighborhoods including Madison Park, “Millionaire’s Row,” Montlake, and Broadway. Capitol Hill is the epicenter of gay life in the city, and is also the neighborhood most associated with Seattle’s grunge scene.  Some describe this area as reminiscent of the Castro in San Francisco, as vintage shops, coffee houses, and nightclubs abound. This trendy neighborhood is a fun, exciting, and vibrant place to call home. Ask your Seattle real estate agent about available properties.  Interestingly enough, the character of this area can literally change from street to street, which means a careful appraisal of potential neighborhoods is a good idea for any prudent buyer.

The International District (known as the ID by locals) would be called “Chinatown” in any other city of this size, but in Seattle, the area is home to people of Chinese, Japanese, Cambodian, Filipino, and Vietnamese descent. Here, you’ll find everything from ethnic shops to martial arts schools, and the dragon mural at Hing Hay Park is certainly a must-see feature.  Ask your Seattle Realtor about unique properties in the International District.

Ballard is another historic neighborhood, bordered by Salmon and Shilshole Bays. Shops, cafes, and galleries are prevalent here, yet many people come to see the Hiram M. Chittenden Locks, which are a part of the extensive Lake Washington canal system. Residents still celebrate Ballard’s humble beginnings as a Scandinavian fishing settlement with a parade on Norwegian Constitution Day. Attractions in Ballard include the recently renovated Majestic Bay Theater, which was once the oldest operating movie theater in the Pacific Northwest.

Fremont, on the other hand, is far less modest. Calling itself the “Center of the Universe,” or alternately, the “People’s Republic of Freemont,” the area is certainly one of Seattle’s most eclectic and interesting neighborhoods, with a passion for art and sculpture. A local favorite is the Fremont Troll, which can be seen chowing down on a Volkswagen beneath a neighborhood bridge. A variety of fun public art is scattered throughout the neighborhood. Music venues, breweries and pubs, art galleries, and recording studios are commonplace here, and the Freemont Sunday Market is a must for anyone who loves bargain shopping. Don’t miss the Summer Solstice Parade and Pageant, a highly popular event for its music and art as well as for the nude Solstice Cyclists. Freemont Peak Park is Seattle’s newest public park. Properties in Freemont are as eclectic as the neighborhood itself, so be sure to ask your Seattle Realtor to introduce you to the most enticing residences available on the market.

No matter what type of residence you’re looking for, an expert Seattle real estate agent is your best resource. From locating that perfect property to negotiating the sale, and from your initial search through your closing date, enlisting a Seattle Realtor as your buyer’s agent can help your real estate transaction progress more smoothly and enjoyably.
